As condo owners in New Smyrna Beach we have been extremely successful finding guests for our units. Through internet marketing and quick response times we were able to collectively rent our 2 units in one complex for a combined 80 weeks last year. We immediately saw a need for management services that could keep up with our growing clientele, different rate schedules for holiday and off seasons and outstanding customer service. We simply had expectations for our guest’s vacations that were not being met by onsite condo property managers. Thus, greatoceancondos.com was created.
Jennifer Frankenstein My husband Steve and I are from Altamonte Springs, Florida. We have 5 children from preschool through college age! In 2006 we were able to realize our dream of owning a condo on New Smyrna Beach. We had no experience in the “rental world” but were very business minded. More importantly we realized, through our own travels, how guests want to be treated and how important it is to provide a home away from home atmosphere that will draw families back to our unit year after year.
While others in the rental market will tell you that the economy is suffering and travel is at an all time low, we differ in this opinion. Last year alone we were able to rent our 2/2 in Sea Coast Gardens for 28 weeks of the year! After spending months helping to establish the Rental Corporation at our complex we had owner after owner asking us to handle their rentals. Here we are today with greatoceancondos.com.
Jeff Paglialonga I was born in Titusville, 25 miles south of New Smyrna. As a native Floridian and graduate of the University of Florida, I am no stranger to the beach “scene”. I started coming to New Smyrna most Sunday’s after church, to dine at Norwood’s, with the family 40 years ago!
I have been married to Gina, also from Titusville, and UF graduate, for 23 years. We have 4 children who attend Orangewood Christian School and Winter Park High School.
I am currently involved in the ownership of 3 businesses. I have owned an Allstate insurance agency since 1990 where I achieved the highest award the company can honor an agent with- Top in the Country. I did consulting with Allstate for 4 years as well as for agencies across the country. I also am a partner in Veneto Builders, a custom home builder/remodeling contractor in Winter Park. And then our new endeavor- greatoceancondos.com.
In 2007 I was able to do over $40,000 in rental income in my Ebb Tide unit, and in 2009 it will be over $50,000. The more that is spent on advertising the more your return could be. I am a previous board member at Ebb Tide. Like Jennifer, I too saw the need for a service to offer not only rental management, but to combine that with effective marketing as well.
I enjoy any water sport-surfing, skiing, wakeboarding as well as hiking, traveling and anything adventurous.

509.013
Definitions.--As used in this chapter, the term:

"Nontransient public lodging establishment" means any unit, group of units, dwelling, building, or group of buildings within a single complex of buildings which is rented to guests for periods of at least 30 days or 1 calendar month, whichever is less, or which is advertised or held out to the public as a place regularly rented to guests for periods of at least 30 days or 1 calendar month.
509.242 Public lodging establishments; classifications.--
(1) A public lodging establishment shall be classified as a hotel, motel, resort condominium, nontransient apartment, transient apartment, roominghouse, bed and breakfast inn, or resort dwelling if the establishment satisfies the following criteria:
(c) Resort condominium.--A resort condominium is any unit or group of units in a condominium, cooperative, or timeshare plan which is rented more than three times in a calendar year for periods of less than 30 days or 1 calendar month, whichever is less, or which is advertised or held out to the public as a place regularly rented for periods of less than 30 days or 1 calendar month, whichever is less.
